Valuing a home for sale is a process in which a certified appraiser determines the value of the home. But a seller would like to know what the fair value of the home is, so that an accurate asking price can be determined.

Here are some steps involved in the process:
1. Selection of a recognized appraiser:
Choose a recognized and certified appraiser. This could be a local real estate agent or an independent appraiser.
2. Inspection of the home:
The appraiser will thoroughly inspect the home, both inside and out. They will pay attention to the state of maintenance, amenities, plot size, location and other relevant factors.
3. Similar properties:
The appraiser will analyze comparable homes in the area that have recently been sold. This comparison data helps determine the value of the property to be appraised.
4. Market Research:
The current state of the real estate market is assessed, as well as the supply and demand in the specific area.
The appraiser will prepare a detailed report describing the findings, comparison data and the final valuation.
6. Determining the sales price:
Based on the appraisal report, the owner or real estate agent can determine the sales price of the home. It is common to ask slightly above the appraised value to allow room for negotiation.
It is important to note that the appraised value does not always equal the final sales price. The final sales price may be influenced by negotiations between buyer and seller.
